Orford Sanda House is the oldest building in Orford, is heritage listed. It was built between 1838 to 1840 from local field rocks and sandstone. Nestled on an acre of land, away from highway noise, the property features 4 guest rooms, a guest sitting room, a guest dining room, a 20 tree orchard, cottage gardens, chickens and a kitchen vegetable garden.
Orford’s Sanda House is an 8 minute drive to the Triabunna Marina. The modern marina, with a visitor information centre, is the departure point for a 20 minute ferry trip to the fabulous Maria Island National Park. Alternatively, you might wish to join the popular East Coast Cruises for a day cruise to Maria Island and surrounds.
The B&B is within 10 minutes walk of local eateries, 5 minutes to pristine beaches and minutes away from fabulous walks around the Spring Bay foreshore on dedicated walking tracks.
Orford is a 50-minute scenic drive from Hobart International Airport, a 1-hour drive from Hobart City Centre and 90 minutes from Port Arthur.

The B&B has four bedrooms (Rose, Jasmine, Mulberry, & Wisteria) set aside for guests. Each is furnished with our collection of antiques. All bedrooms have their own private en-suite, premium bedding, linen and towelling. Each room retains the original colonial look and feel. Rooms and bathroom towels are refreshed daily

Guests have the exclusive use of the sitting and dining rooms as well as the front veranda and the gardens

Guests can enjoy a healthy breakfast in the Dining Room in front of the wood burning fire (depending on season and weather). Breakfast includes our home-made bread and jams, fresh fruit, cereals, yoghurt, coffee and tea and a selection of daily hot cooked menu items, prepared with produce sourced from the on-site orchard and vegetable garden or local producers.

Free Wi-Fi is available in communal areas. All rooms at Orford’s Sanda House Bed and Breakfast include a TV with built in DVD, heating, electric blankets, refrigerator, kettle and an assortment of tea & coffee complete with cups, saucers and glassware . Some rooms offer a private outside entrance. The guest lounge has reading matter, books on the local history, music, board games and DVD’s. Outdoor seating is available on the veranda, in the garden and the orchard.

The laundry is available for guests who choose to stay for 2 or more nights.

Rose King Room

The Rose room, which was the original kitchen, has a King bed and wood fire that can be lit in the cooler months. The large open fireplace and bread oven is still there as are the original stone floors. There are views over the cottage garden. The room comes with a separate toilet and shower off the bedroom. The room also has direct access from the outside veranda and is our premium room suitable for that special occasion, or stays of more than one night.

Note: There is a step up to gain access to this room from the veranda. Inside the room there are 2 steps down to the bathroom area. The heritage listed floor is flagstone and uneven in places. This room is not suitable for mobility impaired guests or people who are unsteady on their feet.

Jasmine Queen Room

The Jasmine room is one of the two original bedrooms dating back to the 1840’s. This charming room has a queen bed, private ensuite, original wooden floors & stone walls. The window looks across the back garden and offers glimpses of the bay.
This room features the original wood burning open fireplace, although due to the house age, it can no longer be used. Room heating is provided as well as electric blankets and premium linen & bedding.
A flat screen TV with built-in DVD is provided along with a selection of DVD’s.
Outdoor seating available on the front verandah under cover, the east facing verandah outside the room and in the garden.

Wisteria Twin Singles Room

The Wisteria room is one of the two original bedrooms dated back to the 1840’s. This room features 2 cast iron single beds with new inner spring mattresses. This charming room has a private ensuite, original wooden floors & stone walls. The window looks out on the wisteria vine – glorious in spring as well as the vegetable and back gardens.
This room features the original wood burning open fireplace, although due to the house age, it can no longer be used. Room heating is provided as well as electric blankets and premium linen & bedding.
As this room features 2 single beds it is ideal for companion travelling or for those that prefer separate beds.

A flat screen TV with built-in DVD is provided along with a selection of DVD’s.
Outdoor seating available on the front verandah under cover, the east facing verandah outside the room and in the garden.

Mulberry Queen Room

The Mulberry room is carpeted and features stone & wood walls, a private patio and entrance. With a Queen bed, ensuite, shower over 3/4 bath it is ideal for stays of more than one night. It looks out over the gardens, kitchen veggie patch and glimpses of Prosser Bay. Outdoor seating available on the verandah, in the garden or in your private patio. Note: It is a 50cm step over the bath edge to shower.

Dining Room

Dining-room1The guest dining room is located in the original sandstone structure. It features a wood burning fire, original Prosser Pine staircase and a beautiful antique 1860’s mahogany cabinet on which the breakfast selections are presented. There are 2 x 2-person dining tables and a 1 x 4-person dining table. The décor reflects back to the original colonial days of when the house was constructed including a map of Tasmania dating from 1859 and a map of the Freycinet area, including Maria Island, dating from 1802. This room can also be used for afternoon tea where a complimentary home-baked treat is available.

Sitting Room

Sitting-room-1This cosy room is a common sitting area for guests. It is located in the original sandstone building adjacent to the dining room. The room features board games, reading material, DVD’s (for use in selected bedrooms) and a CD player with a range of CD’s. There is complimentary ‘bourbon barrel’ aged port for enjoyment in the evening and we also have a range of local wines, selected SA red wines and Tasmanian ciders available for purchase at standard retail rates. Cheese platters can also be arranged with prior notice.
